PET POLICY

Pets are accepted on a case-by-case basis ONLY. We will meet each pet before move-in.

We reserve the right to NOT accept any pet. If pets are allowed, we charge an additional $35-$50 per month per pet based on size and breed. We also charge an additional pet deposit of between $300-$500 per pet depending on size and breed.

The following dog breeds are NOT APPROVED for any of our rental properties:

– Rottweiler’s

– American Staffordshire Terrier (Pit Bull)

– Doberman’s

– German Shepherd’s

– Wolf Hybrid, Boxer, Chow

– American Bulldog

Some of our properties have even tighter pet restrictions

No snakes, rabbits, rats, spiders or other rodents allowed unless specifically approved.

CREDIT SCORE

650 or higher (passes unless that specific property requires a higher score)

600-650 requires a double deposit and/or a co-signer

550 and below your application will fail

APPLICANTS WITH NO CREDIT HISTORY

We will consider the acceptance of an applicant with no credit history under the following conditions:

– Must be currently employed or guaranteed monthly income

– A co-signer is required

– A double deposit is required

CO-SIGNER

Approved co-signer must have a credit score of 700 or higher (additional $300 deposit)

CRIMINAL HISTORY

All applicants with any criminanal history will be analyized by a case by case basis.

UTILITIES

It is the SOLE AND ABSOLUTE responsibility of the resident to have utilities transferred to their name ON OR BEFORE THE BEGINNING DAY OF THE LEASE.

MOVE-OUT: The move-out/walkthrough day is a charged day. We charge until all keys have been returned, cleaning is done, and the walkthrough completed.
